Customer Service 

HomeServe has an emergency services hotline that operates 24 hours a day, seven days a week, even on holidays to quickly process all claims. The company dispatches an experienced and insured local contractor. Best of all, the warranty doesn’t require a deductible and the bill is sent directly to HomeServe.

Many policies allow an unlimited number of service calls each year and all services are guaranteed for one year, plus the company has earned an A+ rating from the Better Business Bureau. (see link 1 above)


Customers need to enter their zip code to determine which specific policies are available in their area and to review the details of each policy. Each policy has the price, eligibility and non-eligibility requirements, and exclusions clearly stated. In addition, customers can click on the “Terms and Conditions” tab next to each policy to find more information about the policy and its limits.

The cancellation policy is clearly stated. If you cancel within 30 days of purchasing a plan, you can receive a full refund. After 30 days, you will receive a refund of 90 percent of your fees paid minus the cost of services you received.

Warranty Coverage 

HomeServe’s warranty provides different coverage from most home warranty programs since it focuses on plumbing, electrical, heating, and cooling systems rather than on appliances. The warranty is meant to fix what could be extremely costly problems such as a water line break or a sewer issue that are caused by normal wear and tear.

However, the warranty won’t cover problems caused by an accident, which may or may not be covered by homeowner’s insurance. It also won’t cover anything caused by homeowner negligence. The list of exclusions includes damages caused by vermin or insects, and conditions that existed before the warranty was purchased. 

Terms & Conditions

HomeServe doesn’t charge deductibles for their services and many of the policies allow unlimited service calls. The company clearly states the exclusions next to each policy. All customers become members as soon as they pay their first premium, but there is a 30-day waiting period before they can make a service call.

However, the company does not take responsibility for damages caused by contractors during a repair or while gaining access to a repair. The list of exclusions should be carefully studied prior to purchasing a policy. In addition, homeowners may want to contact their utility company to find out who is responsible for paying for repairs.

Pricing varies by location and services chosen. For example, prices range from $6.99 to $21.98 per policy per month in the Washington, D.C. metro area.
